Developed, owned and managed by Hines, 3003 Summit Boulevard is an 18-story Class A office building in the Central Perimeter submarket of Atlanta, Georgia. The property's striking design, by Thompson, Ventulett, Stainback & Associates, includes a finely-detailed skin of light reflective green and transparent glass, distinctive from the outside and providing dramatic views of the Atlanta skyline and the North Georgia mountains. The setting of 3003 Summit Boulevard, within the exclusive Perimeter Summit mixed-use development (also developed and managed by Hines), includes a landscaped plaza extending from 3003 Summit Boulevard's entry lobby to the elegant Villa Christina Restaurant. The property offers 391,000 square feet of office space plus an attached eight-story parking structure. Construction of 3003 Summit Boulevard was completed in 2000.
An ENERGY STAR label was achieved for 3003 Summit Boulevard due largely to its highly energy-efficient original design, including such features as T8 lighting throughout, reflective double-pane glass and centralized lighting control (used to minimize unnecessary light usage). The HVAC systems also are highly efficient, using individually-controlled, variable-volume air handling units (AHUs) on each floor and a water-side economizer capability that permits precooling in wet-bulb outside temperatures up to 58 degrees Fahrenheit.
