Overview
The Allen Morris Company operates the Center Building, a 110,235 SF office building located at 7825 Baymeadows Way in Jacksonville, Florida, which has earned the Silver Leadership in Energy & Environmental Design (LEED) for Existing Buildings (EB) Operations and Maintenance (O&M) Certification from the U.S. Green Building Council (USGBC).
LEED-EB O&M is an internationally recognized benchmark and rating system for building owners and operators with a tool for systematically reducing the environmental impacts of their existing buildings and for continuous maintaining these reductions. The Center Building is the first privately-owned office building to achieve a LEED-EB O&M Silver status in Jacksonville.
The three-story Center Building was built in 1977 and completely renovated in 1995. Key tenants in the building include: Florida Department of Environmental Protection, GSA – Small Business Administration, GSA – US Veterans Administration, the Department of Agriculture and Consumer Services and ista North America.
Among the new measures implemented at the property to achieve LEED-EB O&M certification include:
• Achieving a U.S. EPA ENERGY STAR® with a score of 81.
• Building-wide recycling programs for all refuse.
• Building-wide recycling programs for construction/demolition refuse.
• Internal Communication: display boards, e-mail blasts and newsletters promoting
conservation and awareness messages to staff.
• Plastic grocery bag, printer toner and paper recycling.
• Applying sustainable purchasing practices for office and building supplies.
• Water efficiency (a 100 percent reduction of potable water for landscape
irrigation needs).
• Implementing recycling programs that reduce trash and construction waste by
more than 50 percent.
• Implemented a building exterior and hardscape management plan.
• Implemented an integrated pest management, erosion control and landscape
management plan.
• Implemented a storm water management solution.
• Implemented a lighting pollution reduction strategy.
• Implemented water performance sub-metering.
• Upgraded and qualified for indoor plumbing fixture efficiency.
• Implemented refrigerant management program.
• Implemented emission reduction reporting procedures.
• Implemented a sustainable facility purchasing policy.
• Implemented a solid waste management stream audit policy.
• Implemented a Green clean policy which incorporates:
o High performance cleaning program
o Custodial effectiveness assessment.
